Designed for a family seeking proximity to school, outdoor activities, and a more efficient daily routine, 7400 at Pinecrest House by MIK Architecture responds to modern suburban living with clarity and precision. Located on a prominent corner lot in Pinecrest, the home addresses both lifestyle aspirations and real-world constraints—time, privacy, and market-driven scale.

“The goal was to create a highly livable family home that saves time in daily life while still feeling generous and refined,” explains a lead architect at MIK Architecture. “Location shaped everything.”

Designing Privacy on a Corner Lot Without Sacrificing Space
With the longest edge of the property facing a school, the central architectural challenge was clear: how to establish visual and physical privacy without losing valuable backyard space or inflating the home beyond its market-appropriate footprint.

Rather than relying on walls or heavy landscaping alone, the architects developed a stepped massing strategy that uses architectural scale as a privacy device. The house is deliberately split into two distinct volumes—each responding differently to its context.

“Privacy doesn’t always come from barriers,” notes the architect. “Sometimes it comes from proportion and intelligent shifts in scale.”

A Split-Volume Strategy That Shapes Experience
On the corner-facing side, the home introduces a single-story wing with high ceilings, housing the primary common areas. This lower volume softens the building’s presence toward the school while maintaining openness and light internally.

On the more protected interior side of the lot, a two-story volume accommodates private spaces such as bedrooms. The resulting stepped profile allows the upper floor to recede from the street edge, forming a subtle buffer zone that enhances privacy without enclosing the site.

“This shift in height was essential,” the design team explains. “It allowed the house to step back rather than push away.”

Light, Views, and a Clear Spatial Sequence
The stepped configuration does more than solve privacy—it also elevates the interior experience. From the moment one enters the foyer, sightlines extend directly through the formal dining and living spaces toward the pool and backyard, reinforcing a strong connection between interior and exterior.

By reducing circulation to a compact central core, the architects freed up valuable square footage for wider bedrooms and more generous living areas, ensuring that every part of the home feels intentional rather than compressed.

Despite a tighter-than-usual footprint, outdoor living remains central to the design. The backyard and pool area are carefully framed by the architecture, creating a sense of enclosure and retreat even on a corner lot.

Large openings and strategic orientation allow the common areas to spill naturally outdoors, reinforcing a lifestyle centered on movement, play, and family connection.
“The house is compact, but the experience is expansive,” the architects add. “That’s where design truly adds value.”
Strategic Planning Beyond Architecture
An important, often unseen layer of the project emerged during the Feasibility Study phase, when the design team identified the need for a sewer main extension. By analyzing both the cost and timeline early on, the developer was able to make an informed decision to proceed.

Crucially, the sewer extension was initiated during the early design stages and approved shortly after the building permit—ensuring the overall project timeline remained efficient.
“Architecture doesn’t exist in isolation,” notes the architect. “Understanding infrastructure early can make or break a project.”
