A Home Designed to Flow with Light and Water
Located on the tranquil edge of Bay Harbor, Florida, 99 Residence by SDH Studio Architecture + Design captures the essence of waterfront modernism. The project was envisioned not merely as a structure but as an experiential journey — one that opens itself to panoramic water views, lush tropical foliage, and filtered natural light at every turn.
“We approached 99 Residence as a living sequence of framed views,” explains Stephanie Halfen, founder of SDH Studio. “The home isn’t just a shelter — it’s a story that unfolds with each step and every shift of light throughout the day.”
This story begins at the double-height entrance, where vertical metal louvers and White Wood Marble draw the eye upward and create a textural interplay between shadow and form. The sculpted facade offers a hint of what’s within: a home of elegance, restraint, and tropical vibrancy.

Architectural Transparency and Indoor-Outdoor Connection
The residence is laid out as an open floor plan, with expansive glass walls that dissolve the boundary between interior and exterior. Every major space — from the living room to the dining terrace — flows into the outdoor environment, turning the lush garden and surrounding water into an integral part of the design.
“Bay Harbor’s tropical foliage was key,” shares Halfen. “We used windows not just for views, but as living frames — linking the family to nature while allowing light to animate the interiors.”
Sliding glass doors and continuous flooring allow for fluid transitions, making the home feel like a pavilion in dialogue with its surroundings. This openness is not only aesthetic but sustainable, optimizing cross-ventilation and reducing dependency on mechanical systems.

Natural Materials Infuse Warmth and Texture
Inside, the home exudes a calm, contemporary luxury. Carefully curated materials — including stone, natural wood, and polished concrete — reflect the local palette while reinforcing the home’s connection to its landscape.
“We wanted every surface to feel tactile and grounded,” the SDH Studio team told Luxury Houses Magazine. “The materials are honest, warm, and designed to age beautifully in the coastal environment.”
The use of White Wood Marble on the facade, combined with muted tones and rich textures inside, creates a serene backdrop for daily life. Light filters in from all sides, casting ever-changing patterns on the surfaces and heightening the sensory experience of space.

A Family Sanctuary Rooted in Togetherness
Functionality was central to the home’s layout. The living, dining, and kitchen areas converge at the heart of the plan, promoting interaction and visibility for everyday family moments. Private bedrooms are located strategically for quietude, while shared spaces like the terrace, pool lounge, and media room encourage relaxation and play.
“We design homes that support how people truly live,” notes Halfen. “For 99 Residence, that meant spaces that are open but intimate, grand but inviting.”
Whether hosting guests or enjoying a quiet evening, the home offers versatility without compromise, balancing openness with zones of retreat.
