A Home Born from the Seaside Landscape
Barca House, envisioned by Architectural Studio Bahaturov, is a contemporary retreat positioned just above the beloved “Bear Hole” beach in Lozenets, Tsarevo Municipality. With its elongated trapezoidal site sloping down toward the sea, the home was designed to harmonize geometry, functionality, and the natural rhythm of the Black Sea.

The architects explain their guiding principle: “The client asked for a memorable home—a place where design, comfort, and the atmosphere of the seaside coexist effortlessly.”

The resulting structure is both sculptural and restrained, shaped by clear rectangular volumes that follow the natural contours of the land.

Architecture That Flows With the Terrain
The house unfolds across three levels—two above ground and a semi-basement—stepping gracefully with the slope. This configuration allows each floor to open toward the landscape while keeping the most private spaces sheltered.

At the heart of the plan is an open connection between interior and exterior:
• A richly landscaped courtyard accessible from the semi-basement
• Panoramic terraces on the upper levels with uninterrupted views of the Black Sea
• Carefully oriented glazing to capture sea breezes and soft coastal light

“We shaped the building to move with the terrain,” the architects note. “That allowed the views and the climate to guide the design naturally.”

Elevated Living Spaces With Panoramic Horizons
The residence features four bedrooms, each with its own en-suite bathroom, ensuring privacy and comfort for year-round living. The main living room is expansive and open, designed to capture both the sea horizon and the warmth of the southern sun.


Two panoramic terraces extend the interior outdoors, framing sweeping views of the bay and offering ideal settings for dining, relaxation, and watching the shifting colors of the Black Sea.
Supporting rooms—service areas, utility spaces, and a garage—are strategically integrated to maintain clean architectural lines and functional ease throughout the home.

A Private Spa Sanctuary Beneath the Earth
One of the defining elements of Barca House is its fully equipped underground spa center. Accessible by both stair and elevator, this level brings resort-style amenities into a private residential setting.
The spa includes:
• A 12-meter indoor swimming pool
• Sauna and steam room
• A boutique wine cellar designed for curated collections
• A quiet relaxation area opening to a secluded, landscaped courtyard

The architects emphasize the intention behind this subterranean retreat:
“We wanted the spa to feel like a sanctuary—quiet, protected, yet still connected to the sea through light, material, and orientation.”


Framed by greenery and glimpses of the bay, the courtyard turns this level into a place of calm immersion, independent from the upper floors yet connected through the home’s central circulation.
