Located within the prestigious La Gorce neighborhood of Miami Beach, La Gorce Residence by Choeff Levy Fischman is conceived as a modern family home that responds intuitively to its tropical waterfront setting. The design prioritizes openness, privacy, and fluid spatial transitions, creating an environment where architecture and landscape are in constant dialogue.
Rather than presenting a singular sculptural object, the residence is articulated as a series of layered volumes that step gently across the site. This approach allows the home to embrace views of water and greenery while maintaining a refined, understated presence from the street.
“We wanted the house to feel calm and intentional—an architecture that enhances daily living without overpowering the site,” explains the architects at Choeff Levy Fischman.

Architectural Form and Material Restraint
The architectural language of La Gorce Residence is defined by clean horizontal lines, deep overhangs, and a careful balance between solid and transparent surfaces. Large concrete planes anchor the structure, while expansive glazing opens the interior to the surrounding landscape and water beyond.
A restrained palette of natural materials—stone, warm wood, and textured concrete—softens the modern geometry and lends a sense of permanence to the design. These materials are used consistently throughout the home, reinforcing visual continuity between exterior and interior spaces.
“Material selection was about subtlety rather than statement,” notes the design team. “Each surface was chosen to age gracefully and respond to Miami’s climate.”

Light, Transparency, and Indoor-Outdoor Continuity
Daylight plays a defining role in shaping the spatial experience of La Gorce Residence. Floor-to-ceiling glass walls allow light to penetrate deep into the interior, while shaded terraces and architectural overhangs modulate the intensity of the sun throughout the day.
When fully opened, sliding glass panels dissolve the boundary between interior living spaces and outdoor terraces, allowing the home to function as a continuous indoor-outdoor environment. The pool, garden, and waterfront edge become natural extensions of the main living areas, supporting both relaxation and entertaining.
“For us, indoor-outdoor living is not a feature—it’s a fundamental principle,” the architects explain. “The architecture must disappear at moments, allowing nature to take over.”

Interior Organization and Spatial Flow
Inside, the residence unfolds through a sequence of open yet clearly defined spaces. Living, dining, and kitchen areas are arranged along the water-facing edge of the home, ensuring uninterrupted views and strong visual connections across the main level. Circulation is intuitive, guided by long sightlines rather than enclosed corridors.
Private areas, including bedroom suites, are carefully positioned to maintain a sense of retreat while still enjoying access to light, air, and views. This thoughtful zoning ensures that the home supports both communal living and personal privacy.
