Where Architecture Meets the Aegean Horizon
Perched gracefully above the turquoise waters of Çeşme-Dalyan, The Pearl is a residence that radiates architectural clarity and coastal luxury. Designed by Basak Akkoyunlu Design, this sculptural three-level villa rests on a 900 m² hillside plot just 150 meters from the sea, fusing Mediterranean sensibility with precise modernism.
“Our intention was to choreograph a dialogue between movement, light, and landscape — an architectural response to the shifting nature of the coast,” explains architect Basak Akkoyunlu in a statement to Luxury Houses Magazine. “The shape of the eaves was inspired by the fluidity of sea waves, acting as both a visual gesture and a functional shading element.”
The form is both poetic and practical: razor-sharp eaves wrap around the structure, offering dynamic shaded spaces at different times of day. These undulating overhangs not only sculpt light and shadow but also create natural canopies for poolside dining, kitchen lounges, and viewing terraces.

An Architecture Carved from View and Light
At The Pearl, the view is not an accessory — it is the architecture’s protagonist. Every interior space is meticulously organized to frame Dalyan’s panoramic seascape. Living areas stretch toward the water, while support functions such as storage and staff quarters are tucked behind, against the land.
“The layout reverses traditional priorities,” says the project architect, “putting life on display toward the sea, and service in the background — it’s a home that opens like a lens.”
Upon entry at the garden level, visitors experience a smooth spatial transition into a double-height living space that spills toward the expansive terrace and swimming pool. Full-height glazing merges indoor life with the outdoors, while the material palette of natural stone, soft plaster, and warm wood offers tactile comfort against the coastal breeze.

Basement Living Reimagined
Unlike conventional layouts, The Pearl redefines the basement not as a tucked-away afterthought, but as an immersive living space. Accessed through a four-car covered garage, the basement opens into a private light-filled garden planted with citrus and palms — a microclimate that cools and animates the lower level.
“We wanted to make the descent into the basement feel like entering a hidden courtyard,” notes Basak Akkoyunlu, “one that surprises with air, light, and even scent.”
Here, the floor includes a wine and cigar lounge, staff quarters, sauna with a recreation zone, and laundry, all centered around the green courtyard that brings the outside in — a clever maneuver in spatial layering.

A Multi-Level Experience of Sea and Sky
On the upper floor, the architectural rhythm continues with three bedrooms — one enjoying a private ocean-facing balcony and two more sharing a panoramic terrace. Planters integrated into the eaves spill with vegetation, framing views with soft texture and providing a subtle connection to the garden below.
“The planting detail along the eaves was a way to soften the geometry,” says the design lead at Basak Akkoyunlu Design, “and offer continuity between floors through living green lines that change with the seasons.”
Each room becomes a quiet retreat, oriented not only for the best views but also for privacy and environmental comfort, thanks to passive shading, cross ventilation, and thoughtful thermal massing.

A Home of Horizon, Geometry, and Grounded Elegance
The Pearl is more than a home; it is an architectural composition that harmonizes climate, terrain, and coastal life. It responds to both the needs of a multigenerational household and the poetic identity of the Aegean coast.
