Bloemfontein Residence 49: A Grand Contemporary Home of Scale and Sophistication
Located in Bloemfontein, Bloemfontein Residence 49 by JK Designs Architects is an expansive 1,165 m² residence that balances architectural drama with refined residential comfort. Organized across three levels, the home integrates generous living areas, private retreats, and luxurious amenities into a cohesive environment designed for modern family living and entertaining.

A Foundation of Luxury and Functionality
The lower level of the home establishes a strong functional base for the residence. A spacious six-car garage accommodates car enthusiasts while maintaining discreet vehicular circulation. Adjacent to this area is a meticulously crafted wine cellar complete with an integrated cold room, designed to preserve and showcase a curated collection.

Additional support spaces, including extensive storage areas and a dedicated server room, ensure that the home’s technical and practical needs are seamlessly integrated into the architecture.

“Our goal was to combine luxury with practicality,” the architects explain. “Even the service areas are carefully planned to support the lifestyle envisioned for the house.”
Courtyards as the Heart of the Home
At the center of the ground floor are dramatic double-volume internal courtyards featuring tranquil water elements. These vertical voids introduce natural light deep into the interior while visually connecting multiple levels of the home.

“The courtyards act as breathing spaces within the architecture,” the design team note. “They bring light, water, and movement into the core of the house.”

Surrounding these central spaces, the open-plan dining room, kitchen, and lounge areas flow effortlessly into one another, creating a generous social environment designed for daily living and gatherings.

Spaces for Work, Wellness, and Privacy
While the ground floor encourages social interaction, it also accommodates more private and focused functions. A secluded guest suite provides comfortable accommodation for visitors, while a dedicated office offers a quiet environment for work.

A fully equipped gym introduces wellness into the daily routine, ensuring that health and relaxation remain an integral part of the home’s lifestyle.

Outdoor Living and Entertaining
The interior spaces extend outward toward a landscaped entertainment zone that includes a patio, a traditional boma gathering area, and a swimming pool. These outdoor elements create an inviting environment for relaxation and social events.

Large openings and sliding glass panels blur the boundary between interior and exterior living areas, allowing the garden and pool to become natural extensions of the house.

“Outdoor spaces were designed as integral living areas rather than secondary additions,” the architects explain. “They encourage connection with the climate and landscape.”

Private Retreats on the Upper Level
The first floor is dedicated to private living quarters. Four spacious en-suite bedrooms each feature walk-in closets and private balconies, allowing residents to enjoy light, views, and personal outdoor space.

A cozy PJ lounge—designed as a relaxed family cinema area—offers a comfortable setting for movie nights and informal gatherings.
“We wanted the upper level to feel calm and intimate,” the architects share. “Each bedroom becomes its own private sanctuary.”
