Architecture Design of East End House

Description About The Project

East End House, designed by Andrew Franz Architect, is a beautiful beach house that provides a peaceful retreat throughout the year. Its location is unique, nestled between a forest on one side. And a bluff with a sandy beach and water views on the other. The design prioritizes views and connections to nature, with each space oriented to maximize the surrounding natural elements, such as sunlight and water views. To minimize its presence on the site, the house is kept low and steps down with the terrain.

While the East End House is a contemporary design, it takes inspiration from the modest early – modern dwellings that inspired the client. The design focuses on settling into its natural environment, with a priority on preserving new and old growth trees, outdoor living spaces, and views. Besides, the most prominent feature, a cantilevered porch supported by a large board formed concrete pier and retaining walls, is subtly revealed from the back.

Inside, the living room, dining room, and kitchen carefully designed to fit the space perfectly. The design uses a regional palette of materials. Such as red cedar, copper, and bluestone, to complement the sophisticated passive house strategies and construction methods. These include thick insulated framing, a continuously insulated envelope, energy – recovery ventilation. And a green roof that provides both a visual reward and environmental benefits. The limited material palette is carefully constructed to support the vision of a high-performing home that will last for generations.

Indeed, the wide eaves on the flat roofs extend the house’s proportions horizontally, making the two-story dwelling look smaller than it is and allowing it to dissolve more gradually into the surroundings. Hence, viewed from the water, the house almost disappears.

The East End House Gallery:

Text by the Architects: Perched on a bluff overlooking the water, this sustainably designed house on Long Island’s East End is a serene year-round retreat. Also, living spaces open outward toward the landscape, catching cool breezes and lapping waves in summer, and in winter orient inwards toward a cozy two-sided fireplace and warm wood paneling.
