An Architecture of Calm Precision
Ponce Residence, designed by Kobi Karp Architecture & Interior Design, is an exercise in restraint, where elegance is achieved through balance rather than excess. The residence is defined by carefully calibrated proportions and a soft, composed material palette that allows the architecture to feel both grounded and expansive.

Rather than asserting itself as an isolated object, the house unfolds as a series of interwoven volumes that extend naturally into the landscape, reinforcing a sense of continuity between built form and environment.

“Our intention was to create a home that feels serene and timeless,” Kobi Karp notes. “The architecture is meant to support daily life while quietly responding to its coastal context.”

Layered Volumes and Fluid Transitions
The massing of the residence is articulated through layered planes and horizontal lines that emphasize movement and flow. Deep overhangs act as architectural canopies, providing shade and shelter while softening the transitions between indoor and outdoor spaces.

Covered walkways and recessed thresholds further enhance this sense of continuity, allowing the home to be experienced as a fluid sequence rather than a collection of discrete rooms.

“The way spaces connect is just as important as the spaces themselves,” the architect explains. “Each transition is designed to feel natural and intuitive.”

Transparency and Natural Light
Floor-to-ceiling glazing plays a central role in dissolving the boundary between inside and out. Expansive glass façades invite daylight and coastal breezes deep into the interior, creating an ever-changing relationship with light, air, and landscape.


The transparency is carefully moderated, ensuring privacy without sacrificing openness. This balance allows the residence to feel light-filled and airy while maintaining a sense of intimacy.

“Glass is not used for spectacle,” says Karp. “It’s used to frame views, control light, and enhance the experience of living within the space.”
