A Grand Estate Rooted in Place
Treasure Cove Estate, designed by Stofft Cooney Architects, unfolds across an expansive three-lot property in the exclusive enclave of Port Royal. Conceived as a private tropical retreat, the residence merges contemporary architectural clarity with subtle Polynesian influences, resulting in a home that feels both sophisticated and deeply connected to its environment.

Rather than imposing itself on the landscape, the estate is carefully composed to sit within layers of greenery and water, allowing architecture and nature to exist in quiet harmony.

“We wanted the house to feel as though it belongs to its setting,” explains the architects. “Every element was designed to respond to climate, landscape, and the rhythm of waterfront living.”

Architectural Expression and Material Language
The exterior architecture is defined by clean horizontal lines softened through the use of wood slat cladding and a recessed fascia roof detail, lending the home a sleek yet organic presence. These elements filter light and shadow throughout the day, creating depth and visual texture while enhancing privacy.

A dramatic water feature at the entry establishes a sense of arrival, setting a tranquil tone before one even steps inside. The sound and movement of water become an integral part of the architectural experience, reinforcing the home’s resort-like atmosphere.

“Water is not merely decorative here,” the design team notes. “It acts as a transitional element, slowing the pace and preparing you for the spaces beyond.”

Living at a Resort Scale
Designed for grand-scale living, Treasure Cove Estate accommodates both family life and hospitality with ease. The inclusion of discreet staff quarters ensures functionality without compromising the serenity of the main residence.

The home is embraced by multi-tiered tropical landscaping, which provides layers of privacy while framing curated views of the waterfront. These planted terraces soften the architecture and enhance the sense of immersion within a lush, island-inspired setting.

Outdoor living is elevated through a carefully orchestrated sequence of spaces that encourage movement between sun, shade, and water.

Outdoor Spaces and Elevated Experiences
At the heart of the outdoor program is an infinity-edge swimming pool, visually merging with the surrounding waterfront and reinforcing the horizontal nature of the site. Adjacent leisure amenities, including a bocce ball court, expand the estate’s recreational possibilities while maintaining a refined aesthetic.

A sculptural metal spiral staircase ascends to a rooftop terrace designed specifically for sunset viewing. From this elevated vantage point, panoramic water views unfold, offering moments of quiet reflection above the layered landscape below.

“The rooftop is conceived as a contemplative space,” the architects explain. “It’s about perspective—both literal and emotional.”

Craftsmanship and Detail
Throughout the estate, meticulous attention is given to detail, most notably in the custom rafter bracket elements, which subtly reference Polynesian architectural traditions. These handcrafted details introduce a layer of artisanal character, balancing the home’s contemporary precision with cultural warmth.

Every junction, material transition, and architectural gesture reflects a commitment to quality and longevity, reinforcing the estate’s timeless appeal.

A New Benchmark for Port Royal Living
Treasure Cove Estate stands as a compelling example of how contemporary architecture can be enriched through cultural reference, material sensitivity, and landscape integration. By fusing innovation with island-inspired elegance, Stofft Cooney Architects have created a residence that redefines luxury living in Port Royal.

The result is not simply a house, but a fully realized environment—one that celebrates tranquility, craftsmanship, and the art of living well by the water.
