Nestled in the scenic Alborz Province, Iran, the Horizontal Villa is an architectural marvel designed by Peyman Gordan. Completed in 2023, this sprawling residence sits on a 5000 square meter plot within an 8-hectare residential complex in the temperate climate of Kordan. Designed for a family of seven, the Horizontal Villa balances privacy and communal living through thoughtful spatial organization and cutting-edge design principles.
Design Concept: Embracing the Landscape
The concept of the Horizontal Villa emerged from the east-west orientation of the site, prompting a design that maximizes both natural light and panoramic views of the surrounding landscapes. The villa extends horizontally across the plot, integrating seamlessly with the lush green gardens while avoiding rooftop green spaces to preserve the site’s natural beauty.

“The horizontal extension was not just a design choice but a necessity to harmonize with the site’s orientation and landscape,” shared Peyman Gordan in an interview with Luxury Houses Magazine. “Our goal was to create a residence that respects its environment while offering luxurious, functional spaces for family living.”

Independent Living Spaces with Unified Aesthetics
The Horizontal Villa features three 2-bedroom units with separate access, ensuring privacy for each family member. Additionally, there are four guest suites, a dining hall, a gym, a sauna, and a shared swimming pool. The main design challenge was to maintain the independence of each unit while preserving the villa’s cohesive aesthetic.

To address this, gaps were strategically created within the building mass. These gaps not only provide independent access to the parents’ unit and guest suite, separate from the children’s units, but also facilitate natural ventilation by harnessing regional winds.
“The independence of the units was crucial to the design,” explained Peyman Gordan. “But we also wanted to ensure that the Horizontal Villa felt like a unified home, which we achieved through consistent materials and architectural harmony.”

Materials and Spatial Quality
Throughout the design process, the team aimed to create a unique identity for each unit while maintaining overall coherence. This was achieved by:

- Varying ceiling heights
- Diverse shading techniques

Harmonizing with Nature: Sports and Dining Areas
The sports facilities and dining hall were carefully positioned to complement the site’s natural slope. Centrally located for easy access, these spaces were designed to avoid obstructing the views from the residential units. The shared swimming pool serves as a focal point for family gatherings while blending seamlessly with the villa’s minimalist design.
“Our goal was to integrate the Horizontal Villa into its natural surroundings without compromising on luxury and comfort,” Gordan told Luxury Houses Magazine. “The result is a residence that feels both grounded and elevated, offering the best of both worlds.” Luxury Houses Magazine attempted to contact the homeowners for insights into their experience living in the Horizontal Villa, but no response was received by the time of publication.
