Description About The Project
House Joc, designed by Rudolph van der Meulen of Nico van der Meulen Architects, is a breathtaking villa nestled on a sprawling 10,000 sq.m parcel of land. Positioned on a northern slope, it offers spectacular views of a private game reserve. This nearly 900 sq.m home seamlessly blends luxury, functionality, and sustainability.
The entrance, accessed via a protected porte-cochère and a striking glass front door, opens into a serene space overlooking an indoor splash pool and a cascading outdoor water feature. A pair of staircases lead to separate wings of the home, with the main suite and gym on one side and the children’s bedrooms on the other.
The double-volume family and dining room flows effortlessly into the open-plan kitchen, which extends to a lanai framed by a dramatic beam. Frameless glass doors allow the space to transform into an expansive indoor-outdoor living area, complete with an infinity-edge pool and breathtaking reserve views. The kitchen, featuring a barbecue just three meters away from the counter, connects to practical spaces such as a walk-in pantry, cold room, scullery, and laundry leading to the garages.
Upstairs, the master suite embodies tranquility and elegance. It features a freestanding bathtub with unobstructed views of the reserve, a double-sided fireplace, and an open layout with direct access to a private balcony. The opposite wing houses a study and guest suite on the lower level, with three children’s bedrooms above, some uniquely elevated on steel piloti.
Sustainability is central to the design. North-facing rooms maximize natural light, while solar control ensures the home stays cool in summer and warm in winter. High-level windows and sliding glass doors enhance ventilation, eliminating the need for air conditioning.
The basement level houses a home theater and a bespoke display room for the owner’s collection of guitars, adding a personal touch to this architectural masterpiece. House Joc is a luxurious sanctuary where modern design meets thoughtful integration with nature.

Text by the Architects: This villa was designed by Rudolph van der Meulen of Nico van der Meulen Architects for a mature couple on a 10 000sq.m parcel of land on a northern slope overlooking a private game reserve (see the telescope in the main bedroom!). The total covered area is nearly 900 sq.m. The driveway takes you past the house to the back to a protected porte cochere and a glass front door, from where you overlook an indoor splash pool and an outdoor water feature with a series of fountains spilling over the far edge.
