Residence Ondra by 23DC Architects in Amritsar redefines spatial fluidity through light, water, and material harmony — creating a tranquil home that breathes with nature.

The Project “Residence Ondra” Information:

A Home That Flows with Nature

Located in Amritsar, Punjab, Residence Ondra by 23DC Architects is conceived as an architectural meditation on calmness and continuity. The residence stands as a poetic exploration of how light, material, and water can converge to create a living space that feels both grounded and ethereal. Designed with contextual sensitivity, the house harmoniously integrates with its surroundings, where every view, reflection, and breeze becomes part of the architectural narrative.

“Our vision was to create a home that doesn’t just sit on the land, but flows with it — a place where materiality, light, and water engage in a timeless dialogue,” says the team at 23DC Architects in a statement to Luxury Houses Magazine.

Contextual Planning and Orientation

The residence follows an L-shaped configuration, meticulously planned to align with the sun’s path from east to west. This orientation ensures that the primary living areas receive diffused daylight throughout the day without the intrusion of harsh sunlight or excessive glare. The result is a balanced thermal comfort and a serene visual rhythm that changes subtly with time.

Upon arrival, a clean, covered entry court introduces the home’s quiet sophistication. The recessed downlights and minimalist canopy set a tranquil tone, while a strategically placed wall conceals the interiors, creating a sense of curiosity and composure. The design does not shout luxury — it whispers it.

Water as the Connecting Element

The home’s spatial narrative begins with a linear waterbody that reflects the sky and threads through the layout. This tranquil feature connects spaces from the entrance to the inner sanctums, symbolizing continuity and grounding. Visitors traverse a pathway of precisely placed stepping stones, each moment revealing new reflections of light and form.

Adjacent to this, a sculptural canopy rises as an architectural metaphor of fluidity and weightlessness, culminating in a double-height entrance foyer — a calm, contemplative threshold that defines the home’s spatial and emotional core.

“The water element was central to our concept — it connects the spiritual, formal, and social realms while softening transitions between them,” shares lead architect Deepak Chhabra of 23DC Architects.

Spatial Organization and Material Harmony

The ground floor unfolds as a balance of sacred, private, and communal spaces. The pooja room, gently elevated above the water, anchors the spiritual essence of the home. Nearby, the grandparents’ suite overlooks the front lawn, while a 25-foot courtyard at the center acts as a natural cooling device and daylight well. Vertical wooden louvers filter sunlight, casting dynamic shadows across the interiors while maintaining thermal comfort.

The master suite opens to this courtyard, enveloped in muted tones, organic textures, and marble flooring by Stonex India. Each material is chosen for its tactile depth and its ability to age gracefully over time.

The Crystal Volume: Light and Transparency

At the heart of Residence Ondra lies the Crystal Volume — a soaring, double-height glazed form that defines the visual climax of the home. This space blurs boundaries between the indoors and outdoors, integrating the courtyard, living area, and garden into a continuous experiential field. The transparency is enhanced by custom glass railing systems by JB Glass, ensuring uninterrupted sightlines across levels.

A soft curved partition wall introduces subtle spatial transitions between formal and family living zones, maintaining openness while shaping intimacy. Expansive Technal India sliding systems allow the entire living area to open toward the lawn, merging architecture with landscape.

“We wanted every space to breathe — visually, emotionally, and physically. Transparency was our tool to connect lives across levels without ever losing privacy,” explains the 23DC Architects design team.

Upper Floor and Lifestyle Integration

The first floor continues the narrative of openness and connection. A 53-foot-long entertainment lounge features a bar, billiards table, and home theatre — all oriented toward a balcony overlooking the lawn. The son’s suite becomes the expressive centerpiece, framed by curved floor-to-ceiling glass windows that capture the horizon. Each bedroom has a private balcony, ensuring that every occupant experiences light, air, and landscape.

A dedicated gym on the ground level reinforces the project’s wellness ethos, creating a direct relationship between health, architecture, and the outdoors.

Material Palette and Subtle Luxury

Every element within Residence Ondra is intentional — from the ICA Italian Wood finishes to Afterbricks custom artefacts that infuse warmth and character. Kohler sanitaryware, Nexion tiles, and Daikin systems contribute to the residence’s performance, comfort, and refinement. The result is a tactile, immersive environment where craftsmanship and technology coexist in quiet balance.

“Luxury here isn’t excess — it’s restraint,” says architect Deepak Chhabra. “It’s about the precision of proportion, the honesty of material, and the poetry of light on stone.”

A Home That Breathes with Nature

Ultimately, Residence Ondra by 23DC Architects is more than a structure — it’s a sensory journey. The home flows with nature, not against it, embracing light, shadow, and reflection as integral design elements. It stands as a modern sanctuary that redefines what it means to live in harmony with context and climate.
