The Project “Villa Serennia” Information:

A Dialogue Between Architecture and Nature

In the poetic vision of Padideh Kohan Boom, Villa Serennia is more than a home—it is a sanctuary where architectural form and natural calm coexist in perfect harmony. Conceived as a dialogue between horizontality, light, and landscape, the villa blurs the line between human-made precision and organic serenity.

“The villa was envisioned as a built meditation,” the architect shared in an exclusive interview with Luxury Houses Magazine. “Every line, every surface, and every shadow was designed to reflect stillness without losing vitality.”

Set against a backdrop of greenery and open sky, Villa Serennia celebrates the interplay of geometry and emotion. Its composition of clean lines and horizontal planes creates a serene choreography of shadow and reflection that changes throughout the day.

Spatial Harmony and Poetic Order

Ground Floor – The Social Core

Anchored by the earth, the ground floor unfolds as a seamless continuum of living, dining, and garden spaces. Floor-to-ceiling glazing dissolves barriers between inside and outside, while sliding panels allow natural cross-ventilation to animate the interiors. Every room becomes an aperture to nature—framing water, light, and movement.

First Floor – Family Connection

The first floor serves as a haven for family gatherings and guest stays. Expansive terraces extend outward, forming gentle thresholds between the intimate interiors and the lush exterior. The architecture here feels lighter—floating above the landscape, yet deeply rooted in it.

Second Floor – The Penthouse of Stillness

At the top, the penthouse level hosts the master suite and a meditation terrace that overlooks treetops and the shimmering infinity pool below. From this height, architecture becomes contemplative—a space not to possess the view, but to surrender to it.

As the architect described to Luxury Houses Magazine: “Each level reflects a different state of mind—from grounded communal life to elevated introspection.”

Sustainability as Philosophy

From its inception, Villa Serennia was designed not just as an aesthetic object but as a sustainable ecosystem—a place where technology, materiality, and environmental ethics coexist seamlessly.

  • Passive Shading & Extended Overhangs: The bold horizontal slabs perform dual roles—architectural expression and climate control, minimizing solar heat gain while creating generous terraces.
  • High-Performance Glazing: A double-skin glass façade filters sunlight, maintaining transparency and thermal comfort year-round.
  • Water Stewardship: Integrated rainwater harvesting and greywater recycling systems reduce consumption and support the villa’s self-sufficiency.
  • Biodiverse Green Terraces: The landscaped roofs and gardens foster micro-ecosystems, attracting birds and pollinators while stabilizing the local microclimate.
  • Natural Ventilation: Carefully oriented openings and open-plan interiors invite breezes, reducing reliance on artificial cooling.
  • Smart Lighting & Energy Efficiency: Automated lighting systems respond to daylight intensity, enhancing energy savings and promoting circadian wellness.

“True sustainability,” Kohan Boom reflected to Luxury Houses Magazine, “isn’t about technology alone—it’s about respect for rhythm, for air, for the quiet pulse of the site itself.”

The Architecture of Serenity

The experience of Villa Serennia unfolds like a sensory journey through light, air, and texture. Morning sunlight filters through glass, scattering golden hues across polished concrete floors. By afternoon, shadows dance across the terraces, marking time through architectural geometry. At dusk, the infinity pool mirrors the sky, blurring the line between reflection and horizon.

It is a place where architecture becomes an instrument of peace—where silence speaks through form.

“Villa Serennia is not designed to impress; it is designed to exhale,” the architect concluded. “It is a home that breathes with nature, listens to light, and restores balance to modern life.”
