Located on the prestigious Palm Island in Miami Beach, Palm Island Residence by Choeff Levy Fischman is conceived as a serene waterfront retreat that embraces its coastal setting. Surrounded by calm waterways and tropical vegetation, the home is designed to engage with water, light, and landscape while maintaining privacy and composure.
Rather than adopting an overtly monumental presence, the residence is articulated through controlled geometry and subtle architectural gestures. The result is a home that feels expansive yet restrained, responding to both the intimacy of island living and the openness of its waterfront frontage.
“We wanted the house to feel calm and grounded, even though it sits in a highly dynamic coastal environment,” the architects explain.

Architectural Form and Material Language
The architectural composition is defined by strong horizontal planes, layered volumes, and deep overhangs that frame views while providing shade from the Miami sun. The massing strategy allows the residence to open generously toward the water while remaining more introspective toward the street.
A refined palette of materials—smooth concrete, warm natural stone, rich wood surfaces, and expansive glass—creates a tactile and timeless architectural language. These materials are used with restraint, allowing texture and proportion to define the home’s character rather than ornamentation.
“Material selection was driven by longevity and atmosphere,” says Choeff Levy Fischman. “We focused on elements that would age gracefully in a coastal climate while maintaining a sense of warmth and elegance.”

Light, Water, and Indoor-Outdoor Continuity
Light plays a defining role throughout Palm Island Residence. Floor-to-ceiling glazing captures shifting reflections from the water, while carefully recessed openings moderate glare and heat. The architecture is designed to frame views rather than simply expose them, creating moments of compression and release as one moves through the home.
Large sliding glass panels dissolve the boundary between interior living spaces and outdoor terraces. The pool, deck, and waterfront edge become extensions of the home’s primary social areas, reinforcing a lifestyle centered on openness and fluid movement between inside and out.
“In waterfront homes, the relationship between architecture and water is everything,” the architects note. “The design should allow the water to be experienced as part of daily life, not just as a backdrop.”

Interior Organization and Spatial Flow
Inside, the residence is organized around a clear and intuitive spatial sequence. Public living areas—including the living room, dining space, and kitchen—are aligned along the waterfront façade, maximizing views and daylight while encouraging social interaction.
Private zones are carefully positioned to maintain a sense of retreat without isolation. Bedrooms and quieter spaces benefit from filtered light and controlled views, reinforcing comfort and privacy. Circulation is guided by visual connections rather than corridors, creating a sense of openness and continuity throughout the home.
