Designed by SDH Studio, West Broadview is a contemporary tropical residence that embraces warmth, openness, and a deep connection to nature. Located in Bay Harbor Islands, the home is conceived as a calm retreat where architecture, water, and landscape work together to shape a tranquil living environment.

From the outset, the design establishes a sense of serenity—one that unfolds gradually as residents move from arrival to interior, and finally toward the expansive bay views beyond.

“We wanted the home to feel like a sanctuary—calm, fluid, and deeply connected to its surroundings,” explains SDH Studio in commentary shared with Luxury Houses Magazine.

An Arrival Defined by Water and Greenery

The entry sequence sets the tone for the entire residence. Visitors approach the home via a floating pathway that traverses a tranquil water feature, creating a moment of pause before entering. This deliberate choreography slows movement and heightens awareness of sound, reflection, and light.

Inside, a double-height indoor garden anchors the entry hall, blurring the line between exterior and interior. Lush greenery rises vertically through the space, reinforcing the tropical character of the home while filtering daylight into the core of the plan.

“Water and planting are not decorative elements here—they are architectural tools,” notes the studio. “They shape how the home is experienced from the very first step.”

Living Spaces Oriented Toward the Bay

The interior layout is organized to highlight open bay views toward Bay Harbor Islands. Social spaces unfold in an open-plan configuration, framed by expansive glass walls that dissolve boundaries between indoors and outdoors.

Extensive glazing at the rear of the home ensures that every major living area maintains a visual connection to the water, allowing natural light and reflections to animate the interiors throughout the day. The restrained material palette—contrasting warm textures with clean modern lines—adds depth without distracting from the surrounding scenery.

“The architecture steps back so the view can take the lead,” SDH Studio explains. “The house becomes a frame rather than an object.”

Outdoor Entertaining as an Extension of Architecture

At the rear of the property, outdoor living becomes a central feature of daily life. The entertainment terrace is enhanced by a dramatic water feature, where water cascades gently from the roof of the cabana into the space below. The sound of falling water introduces a calming rhythm that softens the modern geometry of the structure.

An infinity-edge pool stretches toward the horizon, visually merging with the bay beyond. This seamless connection amplifies the sense of openness and reinforces the dialogue between architecture and its waterfront setting.

“Outdoor spaces are treated with the same architectural importance as interior rooms,” the architects share. “They are essential to how the house lives.”

Horizontality, Glass, and Elevated Perspectives

West Broadview is designed to emphasize horizontality, reinforcing a relaxed, resort-like atmosphere. A large rooftop terrace crowns the home, offering elevated views and additional outdoor living opportunities.

An external stairway and an elegant spiral staircase connect the first and second floors, adding sculptural movement while maintaining visual lightness. Throughout the home, glass plays a defining role—ensuring uninterrupted views and a continuous relationship with the surrounding water and greenery.

“Transparency allows the home to breathe,” says SDH Studio. “Glass becomes the mediator between architecture and landscape.”
