Perched on the serene island of Serifos, Kallisti Villa by EFTEKTON Architects & Engineers redefines what it means to inhabit a landscape. The project’s name, derived from the ancient Greek Kallisti—meaning “the most beautiful”—is not a claim but a quiet truth. Beauty here is not ornamental; it is inherent, emerging from the dialogue between architecture, terrain, and atmosphere.
As lead architect Eftekton Vassilis Fotiadis shared with Luxury Houses Magazine, “Our goal was to design a home that doesn’t stand above the land but grows out of it — as if it had always belonged there.”

A Subtle Dialogue Between Geometry and Nature
The villa’s design follows the natural topography of Serifos, embracing the island’s slope without violent excavation or artificial alteration. Irregular stone retaining walls anchor the structure into the earth, serving as both foundation and landscape continuation. Above, the residence unfolds in clean linear geometries and gentle curves, creating a rhythm that mirrors the surrounding hills.
At the heart of the composition lies a circular pool and courtyard, forming the spatial and symbolic core of the project. These elements embody the villa’s philosophy of balance and continuity, dissolving the boundary between interior and exterior, between built form and landscape.
“The courtyard acts as an architectural lung,” explains Fotiadis. “It regulates air, light, and movement, creating a fluid continuity between inside and outside spaces.”

Material Honesty and Bioclimatic Harmony
Kallisti Villa is constructed primarily from local stone, exposed concrete, and wood, chosen for their tactile authenticity and thermal performance. The stone walls root the villa into its context, while the concrete slabs define circulation zones with modern precision. Wooden details—such as shading devices and built-in furnishings—introduce warmth and texture.
The residence employs bioclimatic design strategies that prioritize energy efficiency and comfort. A green roof enhances insulation and integrates the building visually with the terrain. Carefully oriented openings ensure natural ventilation, cross-lighting, and passive solar gain.
Native plant species like thyme, juniper, and spiny broom populate the landscape, reinforcing ecological continuity and the villa’s deep respect for local biodiversity.
