Dramatic Oceanfront Luxury
Perched atop the rugged boulders of Clifton, Clifton View 7 redefines contemporary apartment living on South Africa’s Atlantic coastline. The project transforms a double-level apartment into a bespoke luxury residence with sweeping vistas of Clifton beaches and the iconic Twelve Apostles mountain range.

“The apartment needed to feel tailored, personal, and entirely unique — we focused on bespoke detailing rather than recognizable brand names,” explains the the design team.

Spatial Layout and Interior Configuration
Accessed from the upper level, the apartment’s open-plan living, dining, and kitchen areas flow seamlessly onto an expansive terrace, providing direct interaction with the ocean. The dining space serves as the pivotal connector between the spiral staircase and the main entertainment areas.



Bespoke feature elements, including a spiral staircase and timber screens spanning the upper volume, define circulation and sculpt space, while the infinity pool and spa terrace visually extend toward the Atlantic, blurring boundaries between interior and exterior.

“Every movement through the apartment is a journey of styles and ideas, unified to create a personally nuanced living environment,” adds SAOTA.

Bespoke Detailing and Materials
The interior embraces a tailored aesthetic. Signature pieces were custom-designed by OKHA Design Studio, blending unexpected stylistic juxtapositions with luxurious textures. Frameless glazing, timber finishes, and sculptural screens emphasize transparency and verticality, allowing natural light and ocean views to dominate the space.


“Lighting was layered to create a sequence of moods, enhancing both architectural drama and intimate moments within the apartment,” says the design team.

Outdoor Living and Views
The infinity pool and adjacent spa terrace serve as anchors to the dramatic landscape, framing unobstructed ocean vistas. The terraces create fluid extensions of the living spaces, maximizing interaction with the natural surroundings and reinforcing the residence’s connection to its site.
