Before the New House, the Property Sold for $6.45 Million

The longer price history requires careful interpretation because the property that sold several years ago isn’t directly comparable with the newly completed residence being marketed today.

Records supplied with the listing show a $6.45 million sale in May 2022. The current house, however, was built in 2025.

The enormous difference between the 2022 transaction and today’s $31.95 million asking price therefore should not be interpreted as appreciation of the same finished residence. The earlier sale predates construction of the 17,627-square-foot estate.

The more relevant pricing story begins after construction.

The property came to market in October 2025 at $42 million, or about $2,383 per square foot. By January 2026, the asking price had been reduced to $34.95 million—a single adjustment of $7.05 million, or approximately 16.8%.

It returned in April at $32.5 million before that listing was removed in August. Six days later, on Aug. 28, it came back at $31.95 million.

The current figure works out to approximately $1,813 per square foot.

Altogether, the asking price has fallen $10.05 million from its original $42 million debut, a reduction of roughly 24%.

That doesn’t mean the estate itself has lost 24% of its value; asking prices represent seller expectations rather than completed transactions. But the series of reductions provides a revealing record of how those expectations have evolved as the newly built property has sought a buyer.

The $10 Million Question

At 3405 Fryman Road, it would be easy to build the story around the spa.

Or the 17,627 square feet. Or the 1.47 acres. Or the fact that a gated Los Angeles compound can provide direct access to canyon trails while remaining close to major studios.

But the asking-price history creates a more unusual tension.

The house itself hasn’t become smaller since October. The acreage hasn’t changed. The pool is still there. So are the sauna, cold plunge, steam room and gym.

What has changed is the number attached to all of it.

The original $42 million asking price positioned the estate in a substantially different tier of the Los Angeles market. At $31.95 million, the sellers have moved that number downward by more than $10 million while retaining the same newly constructed compound.

For a prospective buyer, that makes the property two stories at once.

One is about a very large, very new house in one of the San Fernando Valley’s most private luxury enclaves.

The other is about what the market will ultimately decide that combination is worth.
