Honolulu, Hawaii, Hale Leahi is a stunning modern residence that seamlessly blends indoor and outdoor living. Designed by ADM Architecture + lnteriors, this 6,500-square-foot home redefines island-style luxury with an open and airy layout, creating a harmonious balance between privacy and breathtaking Pacific Ocean views.
“Our client envisioned a home that would be both striking and modern on the exterior while maintaining a warm and inviting interior that fully embraces the spectacular surroundings,” the design team shared with Luxury Houses Magazine.

Maximizing Views While Preserving Privacy
The primary design challenge was how to capture the panoramic ocean views without sacrificing privacy, given the home’s proximity to neighboring properties.
✔ Elevated Main Living Area: By utilizing the natural slope of the site, the main level was elevated to ensure unobstructed views while maintaining seclusion from the street and neighboring houses.
✔ Strategic Massing & Composition: The design utilizes contrasting horizontal and vertical forms that intersect and overlap, breaking up the building’s mass for a visually dynamic aesthetic.
✔ Thoughtful Material Selection: The exterior palette of concrete plaster, wood, and steel maintains a clean and sophisticated aesthetic, allowing the home’s bold geometric forms to take center stage.

“The structure is not just a house—it’s an architectural experience that plays with depth, proportion, and contrast,” the architects explained.

An Open and Airy Floor Plan
The main level was designed to be expansive and fluid, where every space fosters a seamless connection with the outdoors.
✔ Great Room with 13-Foot Ceilings: Featuring tongue-and-groove Western Red Cedar, the spacious living area radiates warmth while framing breathtaking mountain and ocean vistas.
✔ Floating Ceiling Over the Kitchen: A dropped ceiling in the kitchen creates a more intimate space while cleverly concealing AC vents, allowing for hidden climate control.
✔ Corner Glazing & Skylights: Floor-to-ceiling glass panels wrap around the corners, allowing natural light to flood the interiors, reducing the need for artificial lighting during the day.
✔ Clerestory Windows for Passive Cooling: Strategically placed clerestory windows not only bring in indirect daylight but also open to naturally ventilate the home, reducing reliance on air conditioning.

“The passive cooling strategies make the home incredibly energy-efficient, allowing fresh ocean breezes to flow freely,” the design team noted.

Lower-Level Living & Flex Spaces
The lower level houses additional living spaces, designed with flexibility and functionality in mind.
✔ Third Suite & Rumpus Room: A spacious rumpus room can be enclosed to create a fourth suite, offering versatility for guests or family members.
✔ Expansive Corner Window Stairwell: A large glass window at the stairwell allows natural light to cascade into both levels, ensuring a bright and welcoming atmosphere throughout.
