Architectural Precision on a Corner Plot
Nestled in the San JoaquĆn parish of Cuenca, Ecuador, LM House by INAI Arquitectura is a striking example of geometric clarity and contextual sensitivity. Designed by the Cuenca-based studio, this single-family residence transforms a corner lot into a spatial sculpture defined by clean horizontal lines and calculated vertical gestures.

Volumetric Sculpture in Glass and Steel
At the heart of the home is a dramatic double-height cube wrapped in a transparent skin of glass, housing the main living space. Suspended above a reflective pond, the glass box appears to levitate, supported by thin metal columns that camouflage structural elements. “We wanted the main room to become a lantern for the home, both literally and figuratively,” said the architects in a statement to Luxury Houses Magazine. “The volume floats to give the illusion of weightlessness, while framing the relationship between the interior and its natural surroundings.”

Strategic Topography and Function
INAI Arquitectura approached the site’s topography with care, using subtle grading to define transitions between programs. The gentle slopes shape each zoneāfrom intimate bedrooms to open living areasāwithout compromising the home’s unified architectural language. Each shift in elevation enhances spatial experience without the need for intrusive partitions.

A Rear FaƧade Bathed in Light
In contrast to the sculptural front volume, the rear faƧade unfolds as a vast curtain of glass, capturing sunlight from dawn till dusk. “Our client was a successful entrepreneur who deeply valued serenity and natural light,” the lead architect told Luxury Houses. “They wanted a home that embraced the sun throughout the day, especially in the rear garden.” Despite efforts, Luxury Houses was unable to reach the homeowner for further comment.

Architectural Intent and Living Experience
The project makes use of lightened flat slab roofs positioned at varying levels to accentuate horizontal movement and allow natural light to animate the interiors throughout the day. This thoughtful interplay of height and shadow imbues the interiors with a dynamic quality. From the exterior, the cascading rooflines enrich the visual identity of the home, integrating it harmoniously with the residential landscape.
“LM House is a celebration of restraint and transparency,” the design team said. “Our client gave us complete freedom, trusting our approach to minimalism and contextual design.” Built in 2023, the home has not yet been publicly listed for sale, and its current owner prefers to remain anonymous. According to sources familiar with the project, it is used as a private family residence.

Lifestyle in San JoaquĆn, Cuenca
San JoaquĆn is one of Cuenca’s most sought-after neighborhoods, known for its lush green views and proximity to artisanal shops, fine dining, and local markets. Residents enjoy quick access to both downtown Cuenca and the Cajas National Park. “The location was pivotal,” added the architects in their statement to Luxury Houses Magazine. “Our design had to acknowledge the natural and urban interfaces of the site.”
