The Project “Nik House” Information:
- Project Name: Nik House
- Location: Moscow, Russia
- Site Area: 2 920 m2
- Project Area: 4 947 m2
- Designed by: SAOTA
A Home Carved from Light and Landscape
Designed for a high-profile client seeking both privacy and spatial drama, Nik House unfolds through dynamic double- and triple-volume spaces. Horizontal lines define the architecture, yet the eye is irresistibly drawn upward by a central skylight that acts as the home’s luminous heart. These carefully calculated volumes ensure the house maintains an expansive but grounded relationship with the forest canopy outside.
“From the beginning, the client emphasized a desire to feel the forest at every turn,” the architect from SAOTA told Luxury Houses Magazine. “Our response was to create a space that would feel as open as the landscape it’s situated in, but never at the cost of comfort or privacy.”

Layered Transparency and Spatial Flow
Large panes of high-performance glazing span nearly every elevation, blurring the boundary between interior and exterior. The result is a constant interplay of shadow and sunlight throughout the day—a natural choreography that brings the home to life. Inside, bespoke finishes—natural stone, timber, and metal—complement the neutral palette and reflect the surrounding textures.

A dramatic triple-volume living room anchors the main floor, while the kitchen and dining area open directly onto a generous terrace with forest views. An indoor wellness suite, complete with spa and private gym, enhances the home’s retreat-like quality.

Tailored Luxury in the Heart of Moscow
Built in 2022, the residence rests on a generous wooded lot in one of Moscow’s most exclusive residential zones. Discreet from the street, the home’s full presence is only revealed once inside the gate—a sense of unveiling that was entirely intentional.

“Every angle of this house was designed to surprise,” said the architect for the home. “We’ve shown this home and they are immediately taken by the sense of calm it offers. It’s a sanctuary that’s also incredibly sophisticated.”

He also spoke with Luxury Houses Magazine, added: “The owner, a successful entrepreneur, envisioned this house as a place where art, architecture, and nature could converge. He was deeply involved in every decision, down to the materials used in the spa.” The owner’s identity remains private at his request.

A Prime Location with Urban Connectivity
Despite its secluded forest setting, Nik House is less than 30 minutes from central Moscow. Residents enjoy quick access to high-end shopping in the Rublyovka area, world-class international schools, fine dining establishments, and private health clinics. Transportation links are convenient, with direct routes to both Vnukovo and Sheremetyevo airports.
