Description About The Project

Oceanique Villas by MM++ Architects / MIMYA nestled in the idyllic coastal town of Mui Ne, Vietnam, is a small yet stunning real estate development that redefines beachfront living. Situated on a trapezoidal plot with 42 meters of pristine ocean frontage, this project stands out in a region typically dominated by resorts and hotels, offering a rare opportunity for private seaside residences.

The development comprises three elegant villas: two with three bedrooms and one with four bedrooms, each featuring a private 10m x 3m infinity pool. Elevated 1.8 meters above beach level, the villas ensure privacy, maximize ocean views, and mitigate erosion risks. The design prioritizes harmony with nature, incorporating expansive sea views, natural ventilation, and thoughtful landscaping.

On the ground floor, open-plan living, dining, and kitchen areas are oriented toward the ocean, seamlessly blending indoor and outdoor spaces. A sky-lit patio at the rear enhances natural ventilation while creating a tranquil entrance sequence with a pond and a tropical garden. The master bedrooms open directly to the infinity pools and the sea, while private garden Jacuzzis in the en-suite bathrooms provide a serene connection to nature.

Upstairs, every bedroom enjoys panoramic ocean views through floor-to-ceiling windows recessed in the concrete structure, ensuring both stunning vistas and ample shade. The rooftop transforms into a spacious timber-decked terrace, perfect for soaking in the beauty of the ocean. Bathrooms are positioned at the back, naturally ventilated through timber louvers, ensuring privacy and sustainability.

The minimalist design emphasizes simplicity and functionality, using basic materials to create spaces of exceptional quality. Large aluminum-framed windows on the beachfront elevation invite the ocean breeze, while timber louvers on the rear elevation maintain privacy and reduce reliance on air conditioning.

Oceanique Villas celebrates the unique charm of its seaside location, offering residents an immersive and tranquil living experience that balances modernity with nature.

Text by the Architects: This project is a small real estate development located in Mui Ne, a seaside holiday destination in Vietnam’s south east coast. The site has a trapezoidal shape 110 meters deep between the ocean and the road and 42 meters along the beach. The sea front view is amazing and unusual for a private residential project in this area, usually occupied exclusively by resorts and hotels. The idea was to maximize this potential with semi-detached sea front villas and keep a large part of the land as a “buffer” landscaped area to prevent noise from the road.
