The villa’s design follows the natural topography of Serifos, embracing the island’s slope without violent excavation or artificial alteration. Irregular stone retaining walls anchor the structure into the earth, serving as both foundation and landscape continuation. Above, the residence unfolds in clean linear geometries and gentle curves, creating a rhythm that mirrors the surrounding hills.

At the heart of the composition lies a circular pool and courtyard, forming the spatial and symbolic core of the project. These elements embody the villa’s philosophy of balance and continuity, dissolving the boundary between interior and exterior, between built form and landscape.

“The courtyard acts as an architectural lung,” explains Fotiadis. “It regulates air, light, and movement, creating a fluid continuity between inside and outside spaces.”

Kallisti Villa is constructed primarily from local stone, exposed concrete, and wood, chosen for their tactile authenticity and thermal performance. The stone walls root the villa into its context, while the concrete slabs define circulation zones with modern precision.
