A Modern Elevation in Miami Beach

Located on Rivo Alto Island, an artificial island with a rich history dating back to 1926, Casa Rivo Alto stands as a bold modern residence designed by Praxis Architecture. Situated along the scenic Biscayne Bay waterway, this tropical villa is positioned to maximize its spectacular views of the downtown Miami skyline to the West. Covering a plot of 60 ft by 150 ft, the property is raised 16 feet above sea level to protect it from potential flooding while creating a sense of connection to the environment.

“The concept for this home was inspired by the iconic Ville Savoye, as a modern response to the elevated structures that have become necessary in low-elevation areas like Miami,” said the architect at Praxis Architecture. This raised design concept, known as pilotis, provides natural ventilation and shade to the living spaces below.

Blending Architecture and Landscape

Praxis Architecture’s design focuses on integrating the natural surroundings with the architectural layout. The use of courtyards and indentations throughout the home ensures that the ground level remains connected to the site, creating seamless transitions between interior and exterior spaces. The pool and pond are focal points, offering serene views and inviting reflections, while allowing abundant natural light to filter through the home.

“We wanted the design to offer a natural connection between the built form and its environment. These courtyards and open spaces facilitate that connection,” the architect added. The house is designed to be both visually striking and highly functional, with a clear focus on preserving the open, airy feel of the space, while managing Miami’s challenging climate conditions.

A Three-Level Structure for Privacy and Views

The massing of Casa Rivo Alto is carefully considered, particularly given the narrow lot and proximity to the surrounding properties. The front of the home features a two-level design that harmonizes with neighboring homes, while the rear of the house faces Biscayne Bay, allowing for a three-level structure that takes full advantage of the waterfront views. Large glass panels provide unobstructed views of the bay, with generous glazing on the water-facing side to connect the indoors with the landscape.

“The three-level massing on the waterfront side was a deliberate choice to embrace the expansive views of the bay. It allows for a more dynamic relationship between the interior and the environment,” said the architect.

Seamless Transition from Ground to Elevated Living

To further enhance the home’s connection to its surroundings, the entrance features a gradual ascent that spans over 40 feet, with generous landings and panoramic viewpoints. This approach contrasts with the typical steep exterior stairs common in the area and instead emphasizes a welcoming, residential character. The entry path is designed to offer a moment of pause before stepping into the heart of the home, leading visitors through lush landscaping that gradually transitions into the interior spaces.

The expansive glazing on the water-facing side is not just for aesthetics but also provides passive cooling and energy efficiency, allowing the home to embrace natural light while protecting against the intense Florida heat.
