Reimagining a Hillside Home for a New Lifestyle
Perched above the city with sweeping jetliner views, Bluejay House represents a complete architectural transformation. Designed by Dean Larkin Design, the project re-envisions an existing residence, expanding it to nearly 6,000 square feet while aligning it with the client’s distinctly modern, Hollywood-hipster lifestyle.
Rather than simply enlarging the home, the design reframes how the architecture engages with its site—prioritizing views, movement, and the seamless integration of indoor and outdoor living.
“Our goal was not just to add space, but to fundamentally rethink how the house lives on the site,” explains Dean Larkin, principal architect. “The views, the lifestyle, and the relationship to the outdoors drove every decision.”

Architecture Shaped by Views and Experience
The home is carefully oriented to capture panoramic city views, transforming the horizon into a constant backdrop for daily life. Floor-to-ceiling glazing and expansive sliding glass walls dissolve visual boundaries, allowing the architecture to frame the city rather than compete with it.
The massing remains composed and intentional, ensuring that openness never compromises comfort. From every primary living space, the architecture encourages outward movement—toward light, air, and view.
“These jetliner views are cinematic,” Larkin notes. “The house needed to feel like a front-row seat, not a barrier.”

A Main Level That Lives Outdoors
One of the defining moves of Bluejay House is the full integration of the rear yard into the main living level. Living, dining, and entertaining spaces flow effortlessly into outdoor terraces, creating a continuous social environment that adapts naturally to gatherings or quiet moments.
This fluidity reinforces the home’s lifestyle-driven design, where boundaries between interior and exterior are intentionally blurred.
“Indoor-outdoor living isn’t a feature—it’s the foundation of the house,” says Larkin.

A Master Suite Designed as a Private Retreat
The primary suite, located on the main level, is conceived as an extension of both the interior and the landscape. A covered outdoor seating area expands the sleeping space beyond its walls, creating a tranquil retreat that feels immersed in its surroundings.
Warm wood ceilings and walls wrap both indoor and outdoor areas, reinforcing a sense of continuity and calm while softening the contemporary architecture.
“The master suite was designed to feel like a pavilion rather than a room,” Larkin explains. “It’s about rest, privacy, and connection to nature.”

The Pool as Architectural Centerpiece
At the heart of Bluejay House is its dramatic knife-edge swimming pool—an architectural gesture that defines the project’s relationship between earth and sky. Positioned directly off the main living area, the pool is accessible through a sliding wall of glass, allowing residents to step effortlessly from inside into water.
Illuminated with color-changing LED lighting, the pool transforms at night into a kinetic work of art, reflecting the city lights beyond while animating the home’s social spaces.
“The pool is not an accessory—it’s architecture,” says Larkin. “It connects movement, light, and emotion.”
Materiality That Balances Warmth and Modernity
Throughout the residence, materials are selected to balance contemporary clarity with tactile warmth. Natural wood surfaces soften the modern lines, while glass and steel elements reinforce openness and precision.
This layered approach ensures that the home feels refined yet approachable—luxurious without becoming formal.
“Luxury today is about atmosphere,” Larkin reflects. “It’s how a space feels, not how much it shows.”
