A Home Born from Landscape and Logic
Set atop a hill in Ukraine’s Vinnytsia region, Vin House by Bogdanova Bureau exemplifies a harmonious marriage of site-responsive architecture and minimal modernism. Designed for a family longing to leave urban life behind, this residence embraces its riverside setting while showcasing smart design choices tailored to a contemporary lifestyle.
“From the first moment we stepped onto the site, the view captivated us. We imagined opening a bottle of wine and simply watching the sun rise over the river and set behind the forest,” shares principal architect Olga Bogdanova. “That emotion is what gave Vin House its name.”

Site-Specific Design with a Sculptural Touch
Anchored to the banks of the Southern Bug River, the home is oriented to maximize exposure to nature. The main façade facing the river is fully glazed, immersing the interiors in sweeping views of the water and sky. The entrance flows directly to a generous terrace, blurring the boundary between inside and out.
“The architecture was driven entirely by the landscape,” says Bogdanova. “Rather than imposing upon it, we let the site shape the structure.”
The project’s greatest challenge was its accelerated timeline—only 11 months from foundation to completion. Constructed with a cast-in-place concrete frame and engineered to endure extreme climate variation, the home is both technically sophisticated and visually restrained.

A Functional Plan That Reflects Modern Living
Vin House is thoughtfully divided into two functional wings. The eastern volume houses daily living spaces including the kitchen and bedrooms, while the western side is dedicated to wellness with a spa and a 16-meter pool, partially cantilevered over the hill.
At the home’s heart lies a sun-filled atrium where a family oak tree grows—symbolizing life, memory, and continuity. This central space brings nature into the home’s very core.
“We envisioned the oak as more than just a feature—it’s a living presence that connects the family to the land,” notes the architect.

Interiors Defined by Restraint and Smart Technology
Rather than decorate for decoration’s sake, the interiors are guided by function. Each detail—from the pendant Focus fireplace to custom lighting inspired by a Chinese wind chime—serves a clear purpose within the broader architectural logic. Walls and surfaces are finished in calm greys and beiges, with nutwood tones adding warmth and sophistication.
“The owners are practical and tech-savvy,” explains Bogdanova. “We mirrored their personality through simplicity, clarity, and a full Smart Home integration.”
Bedrooms evoke high-end hotel suites: emotionally neutral, richly tactile, and intuitively organized. A green living wall wrapped around the glass stair balustrade injects vibrancy without excess.

Elevated Experiences Through Light, Water, and Flow
One of the most technically impressive features is the heated all-season pool, extending partially outdoors through glass walls that provide uninterrupted views of the valley. Despite Ukraine’s 60°C temperature swings, the pool’s design ensures seamless transitions between indoor and outdoor sections—an engineering feat requiring careful calibration.
A 15-meter footbridge connects the main terrace to a hilltop gazebo—a meditative space seemingly suspended above the river.
“This home isn’t just a dwelling—it’s a sequence of experiences,” reflects the design team. “You flow through it like water, always in dialogue with the light, the trees, the slope.”

A Riverfront Home That Honors Time, Place, and Precision
Vin House stands as a powerful example of what happens when architecture listens—to its environment, its users, and the natural rhythms of the day. From its swift execution to its minimalist materiality, it represents a rare fusion of speed and soul, function and poetry.
“Vin House is not about spectacle—it’s about stillness, precision, and belonging,” concludes Olga Bogdanova. “We designed it to feel inevitable, as if it had always been there.”
